ABOUT THE BUILD

Threshold Builds, in partnership with Threshold Sacred Development, is the design consultant for an ambitious neighborhood redevelopment project envisioned by Common Grace Church on Madison's east side. The plan involves transforming the church's property into a multi-use site called the Eastmorland Community Center and a workforce housing development. The community center will feature spaces for worship, community gatherings, meals, performances, art, offices, small retail, and more.

The housing component will consist of low-rise, missing-middle workforce housing—offering a density that balances affordability and compatibility with single-family neighborhoods. Designed to serve households earning around 80% of the area median income, this housing aligns with Common Grace's mission. Together, the project enhances the church's property for both its mission and the broader community's benefit.
